The Fairways at StoneBridge COA is made up of the Owners who own a Studio, Suite, Condominum, Villa or Patio Home which reside on Golf Drive, Birdie, Bunker, Bermuda, Par, Bogey, Fade, Slice or Swing Lane.
The COA is responsible for the management and exterior maintenance of the 36 buildings and 170 units at the Fairways. The maintenance is and continues to be, an ongoing responsibility of the COA to which your monthly assessments pay for. The responsibiliites include the following:
- Insurance necessary to cover the buildings against peril
- Common area lighting, landscaping, lawn mowing and irrigation
- Fire alarm detection lines and alarm monitoring
- Exterior maintenance of buildings and grounds within the Fairways
- Swimming pool maintenance
- Trash removal
- Driveways and parking lots
- Stairwells and entrances
- Roofs, screened in porches, siding, gutters, soffits and down spouts
The Owners are responsible for the following:
- Interior maintenance of their units
- Hot water heater
- Heating and air conditioning units
- Garage doors and garage door openers
- Propane tanks
- Electrical
- Plumbing
- Appliances
- Cable TV/Internet/Phone Service
- Electric/Water/Sewer
Maintaining communications between the COA and Owners is the most important part of a managers job. This website will be one avenue of communication as it will be updated with new information frenquently. Keeping the Owners informed of expenditures, improvements, upcoming events, meetings and properties for sale will be included on the website. Maintaining and improving property values is a part of what we are about.
